Investing in real estate in capital cities is usually the most profitable when it comes as close as possible to the city center, and Bangkok is no different. It’s like the old saying: “All roads lead to Rome.”

The most central part of Bangkok is from Siam Square to the Asokok Junction. If you buy property anywhere along this route, you are almost guaranteed to find long-term tenants all year round. If you buy a property to live in, you will also benefit from an increase in the cost of capital; something that has been sustainable in bangkok for many years.

Property Options in Central Bangkok

The biggest disadvantage of real estate in Bangkok was the lack of property options, often houses. The city center has always lacked investment and touring investment opportunities. For the most part, the houses were either unavailable or from the investor’s budget. The reason why housing prices are so high is due to the lack of available land, caused mainly by the relentless construction of condominiums and apartments in recent years.

Consequently, between BTS stations from Siam Square to Ekamai (middle Sukhumvit) there are almost no new houses in Bangkok or separate housing projects in which to invest. This shortage of land makes apartments a favorable choice for both developers and investors.

In Chidlom, known as Chit-Lom (just one stop east of Siam Square), apartments and apartments are usually high-class and, therefore, require higher rental rates and good cost estimates. As with any advantageous location in any large city center, initial investment in Chit Lom is greater than in other areas of the Thai capital. However, given the level of demand for space, the investment here really pays off.

Summary

Chidlom's address is a great place to live. Owners who bought off-plan receive an income of about 5-6% and even 4-5% when buying today. You may notice that these rental incomes are slightly lower compared to other properties that we have reviewed in previous articles in this series. However, this small decrease in rental income is largely balanced by the growth of capital for this type of property.

Located in a prestigious area in close proximity to the BTS Chidlom Skytrain station and the Central Chidlom shopping center, The Address Chidlom offers both home and decent real estate investments.

Asoke Junction, Central Bangkok

Moving five stations further along the BTS line from Siam Square, you will find many condominiums in Bangkok and Asokok Junction. Asoke-junction is not only where the Sukhumvit road meets the Asok road, but also where there is an exchange to connect the Asoke BTS (Skytrain) station with the Sukhumvit MRT subway line.

Wind 23, Asok

Asoke district is indeed an important and busy central intersection in Bangkok. In these areas, there are obviously some excellent condominiums. One of the best at the time of writing is the Wind 23 condominium, also called The Wind Asoke.

Wind 23 (the so-called because the design allows the breeze to circulate through the building) is a modern high-rise condominium. The 22 floors have 220 separate units of one and two bedrooms, as well as penthouses on the upper floors. Services include:

  • Comfortable waiting and waiting area
  • Parking
  • Fitness Centre
  • Infinity pool with sunken jacuzzi
  • Luxurious main lobby with reception desk

Summary

Wind 23 is located just 500 meters from Asoke BTS and Sukhumvit MRT, right in the center of the capital, but it is located in a quiet place from the noise of passing traffic and other street noise. There is also a free tuk-tuk service available to residents. Investors here can expect profits in the region of 6-7%. It is one of the most desirable and well-located condominiums in the area, which makes it a good choice for both owners and tenants.

Quattro Condominium

Moving two stops further along the Sukhumvit BTS line, we find many more quality condominiums in Bangkok, which are worth investing in. If you want to buy luxury property in Soi Thonglor, then Sansiri Condo Quattro definitely deserves attention.

Quattro Condominium in Tonglore is a unique high-rise complex with two towers, one of 28 floors and the other 36. There are 446 units of various sizes and formats. The rooms have one, two and three bedrooms, as well as apartments in the penthouse. Services at Quattro include:

  • Cooling terrace
  • Covered parking
  • Fully equipped fitness room
  • Garden and leisure
  • Minimarket
  • Two swimming pools (plus a children's pool)
  • 24-hour security, including video surveillance and video intercom

Investing in a Quattro condominium is an investment in a Mercedes or Jaguar car. Completed in 2012, this is truly a five-star luxury condominium complex that simply soothes luxury and style. Each floor has its own private butler, and residents have access to a fleet of limousines and drivers to use them at any time.

Summary

Living in Quattro Thonglor is like a long stay in a 5 star hotel. With rental income somewhere between 4-5%, investment in purchase-by-ways here cannot produce the greatest profit, but capital estimates more than compensate for this. All these things and more make Quattro Thonglor a reliable investment in a high-tech property market in Bangkok.

Condominium Aequa

Our final choice for the central area is a luxury project that opened its doors in August 2012. Aequa is a beautifully designed condominium complex in the center of Bangkok.

This is a 28-storey high-rise building with 153 well-designed, spacious rooms of 1-2 bedrooms. Its modern architecture is distinguished by a high international standard of style and distinction. Condominium services include:

  • 130% parking capacity

  • Fully equipped fitness room
  • Garden area
  • Hot spa (separate man and woman)

This condominium is very popular among Japanese residents, and since the rent is high, it is very much in demand, and if you visit this building, you will soon understand why.

Summary

This elegant new Bangkok condominium is located in the center of Sukhumvit. This is a very modern building with easy access to the Sukumvit Prompong and Thonglor BTS stations. It boasts superior amenities and an ideal destination for city travelers. Investing in a condominium Aequa will bring 5-6% of the profit from the lease, but, like Quattro Thonglor above, the capital estimate looks high.

Conclusion

Of course, with a huge number of elite luxury condominiums on the market right now, we could analyze and praise many of the dozens of fabulous buildings that pass along the road from low to mid-Sukhumvit. In addition, the urban condominium around central Bangkok is changing forever, but at the time of writing, the ones we mentioned here are our main real estate choices for 2013/14.
