Staging Your Home - Marketing 101. You want your home to stand out among the rest. Phased homes sold faster and for big money. So, consider that small costs for an organization are investments, not costs. Many realtors put their clients at home, offering to repaint them, remove window treatments and get rid of the mess. However, effective staging involves much more. He chooses the right "props", getting rid of furniture and other items that make the space look cluttered and smaller. It is also associated with the addition of finishing touches that create an attractive look and create focal points in the main living spaces.

A well-designed home shows the capabilities and potential of the home, creates an attractive space to inspire potential buyers, and creates a mood appropriate for the home (inside and out).

Remember ... First impressions - long impressions

Potential buyers will evaluate your home before they even enter. If your home doesn’t have enough excitement, many potential buyers will reject it without looking any further, or try to drive you crazy for the price. Here are some tips for turning browsers into buyers:

• Paint the house if the paint is cleaned or looks dull.
• Display easily readable house numbers.
• Mow the lawn and cut the bushes.
• Wash the windows.
• Power washing siding and tracks.
• Make any repairs that make the house look unattractive.
• Make sure the doorbell is working.
• Choose a rug that complements the architecture and color of your home. (The one who says “Welcome” works, but monograms and team mats do not).
• Remove trash cans and anything else that might be unsightly. (As obvious as the sounds, I often saw it).

Of course, the lobby is a call.

The foyer is the first potential customer to see when they enter your home. Add color through artwork, place fresh / silk flowers or a table lamp on the hall table, and lay a magnificent area rug to add warmth and interest. Do not forget the smell. Cook a potpourri dish or place a palm on the ledge above the door. If you do not have a lobby, you can create a feeling of entry by placing an interesting chair or a small table near the entrance door.

Get rid of the mess

As soon as you decide to sell your home, this is not your home. Think of it as a product. Get rid of the mess. The main contributors to the clutter are too much furniture, too many trinkets, too many family photos, too many items on the walls and too many things on the fridge door. Take a look at what you have and ask yourself how you can live. You can always rent a temporary storage for large items that you need to remove, but want to use it in your next apartment. And if you do not use these items, drop them. There are many organizations that will be happy to receive them.

Add interesting, colorful accessories

This does not contradict the elimination of the disorder. For example, after you have removed small appliances, a set of canisters and recipe books from your worktops, place a colorful fruit bowl on the central island, place a seat at a table or counter or place several colorful bottles of vegetable oil with a cookbook on a bookcase. This will make the kitchen look like a cozy place to gather.

Play Musical Chairs

Consider moving furniture, artwork and accessories to other rooms. Just because you bought this armchair for a family room, it does not mean that it will not look great looking at the seating area in your bedroom. And a chest of hope at the foot of your bed can make a wonderful piece in the hallway or in the foyer. Try to remake a piece to give it a new, new look.

Make your dining room more

Remove the sheet and use fewer chairs to make the dining room look bigger. Think about putting a colorful runner on the table, but not a tablecloth (which will make the room smaller). And if you have a good hardwood floor, show it instead of having a carpet.

Paint for large rooms

If you want to make a room larger, paint it in the same color as the neighboring rooms. This creates a seamless look that will create the illusion that both rooms will feel like one larger space. For even more illusion, paint your walls the same color as your window treatments. Also remove all wallpapers.

Make sure every room is well lit.

Many homes have the wrong lighting, which makes them cold and inhospitable. Increase the power in your lamps and fixtures and use dimmers. Do not depend on only one or two lamps in the room. Try to have the lighting in each room: ambient lighting (overhead), task lighting (under the cupboards or reading) and accent lighting (on the tables and walls). And when your home is displayed, make sure all the lights are on. This is especially true if you do not have natural sunlight.

Dial your yard

Beautifully arranged houses usually have fresh flowers. Instead of buying them, select them from your yard. Forsythias come out in the spring and make a cheerful arrangement in a vase. Burning leafy foliage can stretch your decor on a cold autumn day. And the branches of holly (heavy with berries) will add a festive spirit in the cold winter months.

In conclusion ... When potential buyers can see their family and friends relaxing in the family room, relaxing and watching TV, or sitting at a candlelit dinner, they think they have found the holy grail. The next thing you see on the front lawn is the sign that reads SOLD.
